Rodent Infestation

mouse

Just recently HiCaliber was called for a job involving a rodent issue.

When there is an infestation involving rodents/pests in a home IT IS VITAL TO HAVE A PROFESSIONAL INVESTIGATE!

The job required special equipment and bio hazard suits as the rodents had taken over the duct system and some had died inside.  The smell ALONE required special breathing devices.

Many home owners will have a second home that is a get away.  Meaning, the only time the property is occupied is a few weeks out of the year.

Unfortunately pests/rodents are VERY creative and motivated to get inside homes.  If there is no one living there, sometimes the situation goes unnoticed for a long time.

The situation was contained and the property is in the process of being repaired back to it’s former glory.

Our professionally trained technicians are certified in bio-recovery and are equipped to handle jobs including:

• Drug/Meth Lab Cleanup
• Human Waste Decontamination
• Industrial and Commercial Accident Decontamination
• Law Enforcement Decontamination (Holding Cells, Police Vehicles, Interrogation Rooms, etc.)
• Vehicle Cleanup

Why Are Home Inspections Important?

A home inspection is an all-encompassing examination of the condition of a home.   The home inspection process is often but not always performed at the time of the sale of the home. A home is one of the most important purchases one will ever make.  A home inspection is an inexpensive way to discover the universal condition of a home.  It is important to conduct a home inspection to avoid a costly mistake by purchasing a property in need of major repairs.  Even if you think you have found a “dream home,” it is a home inspector’s responsibility to let you know that your “dream home” may not be just right.

Some FACTS about MOLD:

Mold requires nutrients, water, oxygen and favorable temperatures to grow. Nutrients for mold are present in dead organic material such as wood, paper or fabrics; mold can also derive nutrients from some synthetic products such as paints and adhesives. Some molds produce powerful chemicals called mycotoxins that can produce illness in animals and people. Allergic responses may include hay fever-type symptoms such as sneezing, irritation to the eyes, throat, runny nose, red eyes and skin rashes. Research on mold and its health effects is ongoing. For more detailed information consult a health professional.

Clean Air Everywhere

asbestos-house

HOW TO IDENTIFY ASBESTOS

Asbestos became increasingly popular among manufacturers and builders in the late 19th century because of its sound absorption, average tensile strength, and its resistance to heat, electrical, and chemical damage. The asbestos fibers were mixed with cement or woven into fabric or mats. However, it has recently gained attention for its negative impact on the health of those exposed to it!

asbestos-cancer

Dangers of Asbestos

The inhalation of asbestos fibers can cause serious illnesses including malignant lung cancer, mesothelioma, and asbestosis. Long-term exposure to high concentrations of asbestos fibers is what causes health problems; asbestos exists in the ambient air at low-levels, which itself does not cause health problems. Asbestos have been banned in certain areas around the world and laws have been enacted to prevent asbestos exposure, extraction, and the manufacturing and processing of asbestos products.

Asbestos

COMMON USES FOR ASBESTOS

If your home was built in the late 19th century, chances are Asbestos were used. Most commonly found in the ceiling. The term used most frequently is “popcorn ceilings.” It would be a wise decision to have your home tested by a Professional to see if Asbestos are present, and definitely consider having a home inspection done if you are planning on buying. A Licensed Inspector can tell you if you are at risk of Asbestos.

Most people are aware that a home inspector is generally called out to inspect a property before it is sold, but is it necessary to pay the extra costs of having this professional undertake this job? While there might be times when saving money is a good idea, attempting this, by skipping out on a home inspection is not a good idea.

Here are five reasons why:

One Last Opportunity To Back Out

A home inspector will usually come out to a property just before the sale is finalized and present their findings before the money is transferre. During this inspection, the buyer will be notified of any repairs and maintenance that might be required to guarantee the home is a good investment. In the event that the potential buyer doesn’t see this as a promising investment, after the Inspector does his report, they can choose to back out based on the findings of the inspection.

Safety Issues

Safety is another reason why you shouldn’t skip a home inspector. One of their major responsibilities is to look out for safety issues, such as mold, radon, and even carbon monoxide hazards. It is important that the contract have a hazard detection clause that allows home owners the opportunity to back out of the deal in the event that these hazards are detected.

Illegal Additions

Inspectors are also trained to know if any additions to a home were done to codes. Additions such as garages, basements and even additional rooms need to be built following certain codes and with appropriate permits, and if these regulations have been ignored, buyers could be hit on the overall value of the property once it has changed hands. These facets could also end up affecting everything from insurance to the taxes on the property. With the help of a home inspector, a potential buyer can choose to back out, or adjust the conditions of the purchase because of these findings.

Negotiating Tool

The findings of a home inspector can be used, to a large degree, as a negotiating tool to lower the price of a purchase, and this alone makes it worth investing in their services. By paying their fee, a potential buyer could end up saving themselves thousands of dollars. Ultimately, without this tool, a home buyer will end up having to rely on their own instincts when it comes to judging the true value and safety of a home.

Inspectors grant buyers the peace of mind that they need when buying a new home. This can be very daunting, but with a professional on their side, it’s much easier to identify those challenges that a buyer is likely to face along the way.

TOP 5 Ways to go from “for sale” to SOLD

1. Have a pre-sale home inspection.  Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before open houses begin.  Visit http://801website.com/hicaliber/home-inspections/ for more information.

Closet-Organization

2. Organize and clean. There should be minimal clutter and pack up your least-used items, such as large blenders and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine.

3. Get replacement estimates. Do you have big-ticket items that are worn out or will need to be replaced soon, such as your roof or carpeting? We will give you estimates on how much it would cost to replace them, even if you don’t plan to do it yourself. The figures will help buyers determine if they can afford the home, and will be handy when negotiating begins.

4. Find your warranties. Gather up the warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and any other items that will remain with the house.  Being prepared with these items will assure future buyers the house has not been neglected.

for sale 2

5. Spruce up the curb appeal. Pretend you’re a buyer and stand outside of your home. As you approach the front door, what is your impression of the property? Does the lawn and bushes look neatly manicured? Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments?

Prepare your home today to sell tomorrow.  Visit us online at http://801website.com/hicaliber/janitorial-services/.  Give us a call and we will come and spruce up your home inside and out. We will also give you estimates or make any repairs to get your home ready to sell.  Give HiCaliber a call at 435-674-9338 or Toll Free at 800-492-6333.
